Warrane is pleased to announce that Clarence Valley Council has given the green light and have approved a 161 residential house block sub-division (Parklands) in the coastal township of Yamba with local residents set to benefit.
This sub-division will allow young families, first home-buyers, investors, and those looking to downsize the option to buy land and build their dream home in an area that is tipped to be the next Byron Bay in NSW.
Focusing on community and compliance, Warrane were engaged as the Asset Managers to work with Clarence Valley Council, finalising the Construction Certificate and a Section 88b instrument, registering the first 57 Lots in February 2022.
It was pleasing to see that due to Site Plus Engineering’s flood proof design, the land remained dry throughout the biggest flooding event in recent history.
There has been huge interest in the land and these blocks are now selling fast.
The property located at Carrs Drive, Yamba, is in a recognised flood zone. Working closely with Ken Rootsey, Project Manager at Site Plus Engineering, an innovative solution was created to tackle the challenging issue of ongoing flooding. Along with Townes Contracting Group, civil construction experts, Warrane worked together with all stakeholders to understand the challenges of the land and work with the community expectations to deliver a successful water management solution.
Joe Stephen, Director of Design at Warrane said, “It was fantastic to work on this opportunity with the Clarence Valley Council and successfully receive the Construction Certificate. Due to Warrane’s involvement and the expertise and distinguished work ethic of Townes Contracting Group and Site Plus Engineering, the land is now usable, and we are excited for what this will bring to the local community of Yamba. As Asset Managers, we worked tirelessly with all parties involved to get this project underway with development now able to begin. Our strong safety and governance foresights have allowed this land to be safely sold and we’re giving the people of Yamba an opportunity to build in a tightly held area.”
Warrane pride themselves on community awareness and engagement. The approval of this Construction Certificate means more affordable housing can be built in this premier location. The release of the blocks of land will be done in three stages with the first 57 Lots all sold and stage 2 selling now.
